Built to be true to the property.
Property marketing is judged on whether it is accurate. Under the Digital Markets, Competition and Consumers Act 2024 the CMA can fine for misleading marketing without going to court, and the advertising code treats a label as no defence for a misleading picture. So the accuracy has to be in the video itself.
- Every move starts and ends on a real listing photo. The frames between two photos are animated, not filmed.
- The route only passes through rooms that connect. A room no photo shows the way into is left out, never guessed.
- Each move is checked against the two photos it joins. Anything that adds a doorway, window or object is rejected and drawn again. A hard cut is never shipped.
- The label is on every frame and in the video title: “AI-animated from the listing photos”.
- The original photos stay on the listing. The flight sits next to them, never instead of them.
- One free re-fly of any flagged move, and a 14-day refund.
Rightmove's rule, and our open question
Rightmove's Technical Guidelines (January 2026, para 10) allow AI or enhanced media when it does not misrepresent the property, is clearly labelled as AI or enhanced, and is accompanied by current, accurate images of the room or property. Walkround is built to that. The same document also says text must not be used in images or videos. We have asked Rightmove member services which rule governs an on-frame label, and we will publish the answer here. Until then the label also goes in the video title and description.
The demo on this site
A spec demo: a real UK holiday let, flown from the photos on its public listing to show the process. It is not a client, was not commissioned and is not named. It carries the free-preview watermark. If it is your property and you want it taken down, email us and it comes down the same day.
Where this demo falls short of a paid flight, said plainly: two pins (the approach and the hall) are AI stills made from the listing photos because no usable photo existed; the turn by the utility room and the last move end between photos; and the en-suite door is drawn differently from its photo.
What we never claim
- That it is footage, or that anything was filmed or flown
- A faster sale, or any uplift figure of our own
- Approval by any portal
- 4K, vertical video, or a delivery time we cannot keep
The one statistic we repeat
Rightmove's 2022 guide, “Create the Ultimate Sales Listing”, reported that sales listings with video received about 8% more views and 6% more leads, from 2021 branch data. It is about video in general, not about our flights.
Walkround is made by DSS Services Ltd, a small UK company run from Thailand, for UK agents, hosts and businesses. We will never call it footage, never remove the label, never change a room, and never quote a number we have not measured.
